Trend: It currently revolves around real estate as a safe haven for investors amid high turbulence and volatility in currency and securities markets. Real estate has consistently been a top asset for investments. High-quality real estate not only "absorbs inflation" by appreciating in value but also provides rental income and serves as collateral for loans if necessary. Furthermore, this idea is complimented by the growth in national tourism as countries increasingly promote regional tourism over overseas vacations. According to a survey by Expedia, 73% of Americans said they are more likely to take domestic trips over international trips in 2024.
Investors' Bets: The focus is shifting towards fractional investments in real estate, with a particular emphasis on properties that catch the eye of tourists, like apartments and hotels in beautiful locations. The Chilean project Legria is progressing in this direction, having recently attracted $3.4 million in funding.
The Legria team, which is comprised of architects and designers, selects properties for investment, and private investors can purchase a fraction (minimum 1/8, maximum 1/2) of these properties. The project handles property management, ensuring that the houses are always prepared for guests. Owners have the right to use the property for a portion of the year proportionate to their purchased share, and during these periods, they can use or rent out the property. If an owner wishes to sell their share, Legria actively assists in the process.
It's not the sole project of this nature on this market. Other examples of fractional investments in real estate include Spanish VIVLA ($2.85 million) and UK-based Fractal Homes ($30 million).
